A private island, a rare place where you can truly feel at home. Seven villas immersed in unspoilt nature and a new vision of hospitality, where true privilege lies in freedom, absolute privacy and the opportunity to experience every moment at your own pace. Nilaa Coral Island opens in Gaafu Dhaalu Atoll, in the far south of the Maldivian archipelago, approximately 340 kilometres from Malé and a few degrees from the Equator, on an island shaped by time and the sea. Here, nature sets the rhythm of the stay, the monsoon eases and there are no true seasons, only warm days and quiet nights.
Nilaa Coral Island Maldives is the first Maldivian property of Holding Carisma, the Cagnoli family’s Italian group, bringing to the Indian Ocean a vision of hospitality inspired by the Italian art of living. At its heart is the desire to create a place conveying a genuine sense of familiarity, far removed from the traditional codes of hospitality in this destination. «With Nilaa, we wanted to create something that conveyed the feeling of being at home, rather than in a hotel; we wanted every villa to have the warmth and individuality of a real home. That is what matters most to us,» says Mila Zegna Cagnoli, a member of the owning family.

The result is an experience combining design, attention to detail and personalised service, interpreting Italian sensibility in dialogue with the Maldivian landscape. The seven villas are set around the island’s perimeter, in direct contact with the beach, tropical vegetation and coral reef. An intimate setting where each residence offers secluded spaces and a privileged relationship with the surrounding natural world.
Nilaa’s architectural identity is the work of hus, the Italian practice founded by Maria Cagnoli, Francesco Borromeo and Emilio Trevisiol. The concept stems from a deep respect for the marine ecosystem and coral reef: all structures are deliberately on land, preserving the natural movements of sand and marine life, while the buildings open towards the water without interrupting the view of the horizon.

Shelter, transparency and authenticity of materials are the principles guiding the project. Essential geometric forms converse with natural materials and finishes inspired by the Italian architectural tradition, balancing openness towards the landscape with welcoming atmospheres. The villas’ design is based on the repetition of rigid geometric structures called wishbones, each opening towards the sea to extend the visual perspective. These elements support and define a roof reaching ten metres in height, conveying a sense of freedom and solemnity. Although they vary in size, all villas have a large covered loggia, the heart of villa life. A space designed to maintain a connection with the sea and beach, taking in their scents and sounds while remaining sheltered from the sun. The loggias accommodate a protected living space, the dining area and private pool, while bedrooms and interiors extend in continuity with this sheltered area.
In the bedrooms, the distinctive feature is the anemone, a structure inspired by marine forms that organises the space and supports its different functions. Travertine and coloured marble, used in different combinations, give each villa its own colour identity, also expressed in threshold details and the colours of pools and decorative elements. A recognisable architectural language in which every choice helps define the residence’s character.

Completing the experience is discreet, bespoke service, entrusted to a personal butler whose presence is designed to anticipate guests’ needs and leave them free to enjoy their stay according to their own wishes.
Dining also interprets this philosophy of hospitality. Located on the island’s western tip and overlooking the sunset, the restaurant is characterised by a large circular roof defining a sequence of spaces, from the Pool Bar to the Sunset Terrace. A generous semicircular table, with seats arranged radially towards the sun disappearing over the horizon, becomes the focal point of the dining room, while a circular staircase leads to the rooftop panoramic terrace, opening up views across the immensity of the Indian Ocean.

The coral reef is a daily presence to explore through snorkelling, guided dives and water activities, including sunset cruises, deep-sea fishing and water sports organised by the atoll’s Diving Center. Wellbeing finds expression in the spa, which offers traditional and Ayurvedic treatments, including directly on the beach or in your own villa, in a constant dialogue with the natural elements.
For those wishing to experience the island at its most exclusive, Nilaa Coral Island can be reserved entirely for private use. A different way of experiencing the Maldives, where the privilege lies not only in reaching a remote place, but in feeling free to inhabit it, with your own pace, your own habits and the feeling of being, quite simply, at home.
Getting to Nilaa Coral Island – From Malé International Airport, guests can continue by private jet or take a domestic flight of approximately one hour to Maavarulu Airport. From there, a private boat transfer of around twenty minutes takes them directly to the island.
Nilaa Coral Island Maldives is part of Holding Carisma and will open on 20 November 2026 in Gaafu Dhaalu Atoll, in the Maldives. The property has seven oceanfront villas, with a total capacity of approximately forty guests, and can also be booked exclusively.
